The CEO will provide strategic and operational leadership and management for or clients company and it’s core team, driving value enhancement projetcs, financial optimization, and asset realization across the company’s portfolio upon maturity of enhansement. This individual will manage the German team, and manage the relationships with property management company, anchore tenants, financing banks, regulatory bodies, cities administration , other industry players and competitors and other key stakeholders, ensuring efficient operations, robust financial management, and alignment with shareholder interests and necessary business results.
Key Responsibilities:
1. Asset Enhancement:
• Oversee the completion of property improvement and value-add initiatives across all properties.
• Ensure optimal tenant mix and leasing terms to maximize rental income, occupancy rates and NOI.2. Refinancing:
• Supervise the CFO who will lead refinancing efforts for properties requiring renewed financing, maintaining strong relations with financial institutions to secure favorable terms including opening new financing chanells
• Continuously assess the portfolio’s debt structure and propose refinancing strategies to enhance cash flow and financial stability.3. Asset Realization:
• Develop and execute strategies for the sale or realization of company assets, aiming to maximize proceeds to investors with the BoD guidnace.
• Ensure timely and efficient cash distribution to shareholders following asset sales, aligned with company objectives.4. Strategic Planning and Budgeting:
• Prepare comprehensive annual business plans (and update as necessary) and budgets, aligning with the company’s strategic goals and growth targets and BoD guydnance.
• Present and defend proposed budgets and plans to the Board of Directors for approval.5. Operational Oversight:
• Provide leadership and guidance to a team of 12 professionals across portfolio management, operations, and finance.
• Monitor daily operations across all properties, implementing effective control measures and tools to optimize safe and efficiant performance.6. Stakeholder Reporting:
• Deliver regular monthly and quarterly performance reports to investors and the Board, detailing operational updates, financial performance, and strategic progress.
• Ensure full transparency and compliance with regulatory and stakeholder requirements.7. Tenant and Stakeholder Management:
• Act as the primary liaison with tenants, overseeing lease negotiations, prolonagtions, and occupancy issues continuasly driving the WALT up.
• Manage relationships and / or supervise the team on the statutoiric and comerciual processes with local authorities, regulatory agencies, and other critical stakeholders to ensure smooth operational compliance.8. Risk Management:
• Identify potential risks across the portfolio, implementing proactive measures to mitigate them make sure these measures are in to play and report to the BoD on risks and mitigations.
• Ensure adherence to relevant legal and regulatory requirements in property management and real estate transactions.9. Supervise financial situation:
Suopervise financial matrix and condition. Understand the tax and finacial structure and its operative way of conduct.Candidate Profile:
• Experience: Minimum of 5 years of executive-level experience in German commercial real estate, asset management, and/or a related field, with a proven track record of enhancing asset value , financing properties, realazation of properties and managing diverse portfolios.
• Leadership Skills: Strong leadership and people management skills with a history of building, developing, and guiding high-performance real estate teams.
• Strategic Thinking / Vision: Ability to create and implement strategic plans that align with the company’s mission, operational capacity, and financial objectives.
• Analytical Competence: Proficient in financial analysis, budget management, and risk assessment, with experience in reporting to a BoD and all level investors.
• Relationship Management: Demonstrated ability to manage complex relationships with tenants, financial institutions, regulatory bodies, and other stakeholders.
• Language Skills: Proficiency in German and English is essential, Hebrew is an advantage.
•Operational skills: proven ability to run business operqations including all aspects: financial, technical, statotoric, team ect.
•Fnacial skills: deep understanding of financial reports , ability to analize and conclude such report for both GmbH ,LTD companies, Limited Partnerships and German KG’s.
Performance Metrics:
• Completion of asset enhancement projects within set timelines and budgets by BoD.
• Successful refinancing of Properties with improved financial terms.
• Effective execution of asset realization strategies and timely distribution of proceeds.
• Consistent achievement of budgetary and operational targets.
