The role - Responsible for obtaining all necessary permissions & approvals to be taken from Govt. authorities, statutory authorities and local authorities relating to land and building for all our projects.
Work Experience Range - Min 8 years to Max 15 years of relevant experience with Builders and developers / Salary - Upto 20 LPA
Key Responsibilities -
1.To Check Revenue records and ensure all the records are in order and updated.2. Coordinate with the DC office for Revenue records such as survey sketches, Inspections, Tehsildar, ADLR, DDLR and Land conversion, RTC rectification, conversion rectification government order, change land use, khata and khata transfers and handle cases under AC Court ,DDLR Court , DC Court.
3. Obtaining Change of land use from concerned authorities such as BDA, DC etc.
4. To check the technical feasibility and obtain necessary approvals / Clearances from all concerned Departments viz.,a. Height coordinates and NOC for height from AAI, IAF, BSNL or HAL as applicable a. NOC from BWSSB
b. Obtain Consent for Establishment (CFE and Consent to Operate (CFO) from KSPCB or Karnataka Pollution Control Board
c. Environment Clearance (EC) from MoEF
d. NOC from Fire Department
e. NOC from BESCOM
f. NOC from Metro Rail/National Highways/Railways
g. Special case NOC’s
h. Development Plan approval from Local Authorities such as BDA, KIADB and Karnataka Udyog Mitra etc.
i. Sanction Plan, Commencement certificate and Occupancy certificate from Local Authorities such as BBMP, KIADB etc.
j. Permission to erect lift from Department of Electrical Inspectorate (CEIG)
k. Fire Clearance Certificate from Fire department.
l. Consent for Operations (CFO) from KSPCB
m. Permission to Commission Lift
n. Road Cutting Permission
o. Tree cutting permission from BBMP dept of Forest and
p. Permanent Electricity Connection
q. Permanent Water and Sewerage Connection
r. Project Closure – Before handover of project update the project approval status
s. Tracking and report preparation for management review.
5. To Liaison with external agencies like Local Police Stations, Ward Offices, Local Political parties, RTO, etc
6. To Coordinate with the Business Development & Legal team for any land related issues faced by the Organization and support the team
7. Handle the entire activity of Building and layout plan approval and in general handle all project related legal and statutory requirements
8. Handling all compliances post completion of projects such as Fire CC renewal, KSPCB submissions, MOEF submissions, Periodical CEIG inspections and submissions, ensure the project is compliant with all legal requirements all the time
9. Coordinating with advocates, various Government authorities and local bodies
10. Update all property tax and statutory payments.
11. To Undertake Property Due Diligence and compliances. on monthly basis for all activities
12. To prepare MIS To carry out any other tasks as assigned by the Management from time to time
13. Advising the company on legal issues pertaining to land and other issues
